An asset survey isn’t a one-and-done task.
Just because you’ve had one in the past doesn’t mean it still reflects reality.
In fact, the longer you rely on old data, the more your risk—and your costs—start to climb.
Let’s look at the signs that it’s time for a re-survey—and what you can do about it.
📅 1. It’s Been Over 3–5 Years
FM environments are dynamic.
Assets get replaced, repurposed, moved—or simply wear out.
📉 A survey older than 3–5 years?
It’s likely missing major changes, from new fit-outs to regulatory upgrades.
🏗️ 2. You’ve Had Major Works, Refurbs or Extensions
Even one refurbishment can invalidate big chunks of your existing data.
- New HVAC added?
- Walls moved?
- Rooms repurposed?
Each of these changes shifts the compliance and condition profile of your estate.
🚫 3. You Can’t Trust the Original Survey
If your current asset list came with the contract, from a past FM provider, or hasn’t been reviewed—chances are:
- It’s incomplete
- It wasn’t verified
- It’s no longer defensible in audit or planning meetings
A “bad” register is often worse than no register—because it creates false confidence.
🧩 4. Your CAFM System Is Full of Gaps
Ever go to raise a PPM and the asset’s not listed?
Or find three versions of the same fan coil across different rooms?
That’s a clear sign your survey wasn’t clean—or your data’s drifted over time.
💷 5. Your Lifecycle Model Doesn’t Match Reality
- Are you replacing things you thought had 5 years left?
- Or scrambling for funds because the RULs were never updated?
Outdated data = unpredictable budgeting.
And that’s when things get expensive.
🛠️ When Should You Re-Survey?
We recommend reviewing your estate every 3–5 years
or sooner if you’ve had:
✅ Large-scale refurbishment
✅ New FM contract or CAFM rollout
✅ Compliance failings or major incidents
✅ Budget reforecasting across lifecycle or maintenance
